How Mortgage pre-approval works in your favor:
Buyer's often discover they're in competition with other buyers for their
dream house. I've often
had as many as two or three offers on a new listing
within the first few days that it's on the market. The best thing you could do
to beat out other buyers in such a situation, if you really want the house, is to get pre-approved with a
mortgage company or lender. They'll give you a letter or pre-approval certificate that we can then submit to the seller along with your purchase
offer. That makes you
essentially a CASH buyer in their and their real estate agent's eyes. Usually,
sellers will choose
the pre-approved buyer over other
offers, even higher offers, because they know accepting it is
a sure
thing--you'll definitely be able to close on the house, and they can go on with their lives
and plans. Also, your pre-approval will usually improve your
negotiating position. Many sellers
will be willing to accept an offer for less than the list price when the buyer
has put a pre-approval
letter on their
kitchen table along with the offer!
I've gotten sellers down as much as forty-five to sixty thousand dollars
from their list price.... In such negotiations, it's essential that you already be
approved for
a mortgage! |
